Not every home is built with bricks and mortar. In this case, the client had no idea their new purchase was of concrete construction - and neither did the estate agent, mortgage valuer, or even the vendor. A survey revealed the issue before contracts were exchanged, preventing a costly mistake and unwanted surprises down the line.

Many concrete and other non-traditional properties can be difficult to mortgage (if designated defective) or resell, so identifying them early can save buyers significant stress and money. 🏡🧡

A client noticed staining at the bottom of a wall and thought it might be a leak. Upon inspection, it became apparent the issue was a solid concrete floor on the opposite side under the stairs with no damp proof membrane, which had led to rising damp. This happens when moisture moves vertically through the floor and into the walls by capillary action. The right solution is to install a damp proof membrane and allow the wall properly dry. A Level 3 Survey highlights these kinds of defects and the remedial works required.
